杜拜房價 增速冠全球

房地產仲介商Knight Frank編製的全球指數顯示，杜拜房價在第3季止的一年內大漲28.5%，漲幅不僅遠高於全球平均的4.6%，也超越中國大陸、台灣和香港，高居全球之冠。

Knight Frank指出，隨著英美房市升溫、歐債危機暫時消退，許多關鍵亞洲市場的房價出現兩位數的年增幅，帶動全球指數大漲。該公司的全球指數目前比2008年第2季的前波高峰還高20%。

不過，進一步探究資料後發現，杜拜第3季房價增速其實減緩，稍微緩和杜拜出現另一波不動產泡沫的疑慮。當局第3季以來已實施新法規，限制房貸的貸款成數，並提高對買房的政府規費，從2%提高到4%，以抑制投機。不動產開發商也對轉售房產前的持有期設限，以減少投機性買盤。
